This project will create a landmark shopping centre in the northern part of Warsaw, Poland.  The project will consist of two phases and an optimised scheme with enhanced architectural quality and a lower impact on the environment.  The first phase is anticipated to be delivered in 2015.

This property offered many attractive features that supported our investment decision: a strong catchment area potential with improved transportation structure, proven demand from the market for a wider retail offering and the potential for a future core plus asset that will reach the attractiveness of its strongest competitors.

Value-add Strategy

  • Reposition the asset by reconfiguring the excessive area of the hypermarket and the gallery
  • Extend the shopping centre and create a synergy with the Cinema City building
  • Keep the Carrefour hypermarket and most tenants operational throughout the redevelopment period 
  • Additional lettable area will be circa 23,000sqm and new parking garage will have circa 1600 car spaces
