Acquisition Criteria

Investments may include single asset repositioning, corporate divestitures, joint venture programs, entity investments, development opportunities and debt deals. Assets may be acquired either individually or in portfolio transactions.

TRANSACTION SIZE ÆRIUM invests in properties valued between €10 million and €200 million.
INVESTMENT HOLD PERIOD Most properties will be held for a minimum of 5 years. Some will be sold after shorter periods, if selling is advantageous to venture performance.
PROPERTY TYPE Acquisitions will focus on single or multi-story high-quality office, retail, technology (light industrial) and logistics facilities with at least 5,000 square meters of space.
LOCATION Euro zone Central Business Districts (CBDs) and suburban markets in France, United Kingdom, Germany, Luxembourg, Switzerland, Belgium, Romania, Poland, the Czech Republic, Slovakia, and Turkey.
TRANSACTION TYPE Properties with existing leases; Built-to-suit; Sale and leaseback with new lease; Acquisition of portfolio of multiple properties leased to a single-tenant; Acquisition of portfolio of multi-tenant properties portfolio, taking private listed property funds (SICAV, FCP).
TENANT COVENANT Investment grade; Listed or non-listed in European or US stock exchange; Government and government agencies.
INITIAL YIELD RATE Average: 7% (Range: 6%-11%)
